Prince Andrew Faces Possible Eviction from Royal Lodge in 2028 Amid Ongoing Renovation Dispute

Prince Andrew has reportedly been issued an unofficial three-year warning over his future at Royal Lodge, the sprawling 30-room residence in Windsor he has called home since 2003. Sources suggest the Duke of York may face eviction in 2028 if ongoing issues surrounding the property’s upkeep are not resolved.

The £30 million Grade II-listed mansion, which Andrew occupies under a 75-year lease granted by the Crown Estate, has become a point of tension between the disgraced royal and his brother, **King Charles III. Concerns have mounted over the external condition of the residence, despite reports that Andrew has maintained the interior to acceptable standards.

Earlier this year, it was revealed that Andrew managed to secure private funding to continue supporting himself at the estate. However, reports now indicate that the Crown Estate is “losing patience” with him, primarily due to a “rumbling dispute” over responsibility for extensive exterior repairs.

In a column for the Daily Mail, Ephraim Hardcastle noted that under the terms of Andrew’s lease, the Duke is obligated to “repair, renew, uphold, clean and keep in repair” the entire property — and, when necessary, “rebuild” it. Furthermore, the lease stipulates that the mansion’s external walls must be repainted every five years, while the interior must be redecorated every seven years, starting from 2010.

In November, photos circulated showing the deteriorating state of the lodge’s exterior, including visible mould and decay, raising questions about whether Andrew was meeting his lease obligations.

Despite the brewing tensions, the Duke is expected to remain at Royal Lodge until at least 2028, when he reaches the 25-year mark of his lease. At that point, should eviction occur, he would be entitled to a partial rebate on his expenditures under the lease terms.

 

With the Crown Estate tightening its stance and scrutiny increasing on Andrew’s position within the royal fold, his future at Royal Lodge remains uncertain beyond the next three years.
