How to Apply for an NHF Mortgage Loan to Build, Buy or Renovate a House

The National Housing Fund (NHF) Mortgage Loan is a housing finance facility administered by the Federal Mortgage Bank of Nigeria (FMBN) through accredited and licensed Primary Mortgage Banks (PMBs).

The facility allows eligible contributors to finance the purchase, construction, improvement or renovation of an owner-occupied home. The property being financed serves as security for the loan.

Unlike conventional commercial mortgages, the NHF facility offers contributors a longer repayment period and a concessionary interest rate.

Who is eligible?

Applicants generally must:

Be a Nigerian citizen aged 18 or above.

Be registered as an NHF contributor.

Have made continuous NHF contributions for at least six months.

Have a stable source of income or, if self-employed, provide evidence of regular income.

Apply through an FMBN-accredited and licensed mortgage institution or Primary Mortgage Bank.

Have a property that satisfies the required legal and planning conditions.

FMBN also assesses affordability, with loan repayment generally limited to a maximum of one-third of the applicant’s income.

How much can you borrow?

According to FMBN’s current NHF Mortgage Loan information, eligible contributors can access up to ₦50 million, subject to affordability and other lending requirements.

However, the amount is also linked to the value of the property. FMBN’s conditions state that an individual should generally not receive more than 90 per cent of the cost or value of the mortgaged property.

Some older FMBN documents still mention a ₦15 million limit, so applicants should confirm the latest applicable terms with FMBN or an accredited mortgage institution.

What is the interest rate?

The interest rate for NHF contributors is not more than 6 per cent per annum. FMBN currently states that the facility is made available to accredited PMBs at 4 per cent for onward lending to NHF contributors at 6 per cent.

How long do you have to repay?

The maximum repayment period is 30 years, although the actual period depends on factors such as the applicant’s age, income and years of service.

Repayments are made through the mortgage institution that processed the loan.

How to Apply

1. Confirm your NHF contribution

You must first be registered as an NHF contributor and have made the required continuous contributions.

FMBN provides an online platform for individual NHF registration and account services.

2. Choose an accredited mortgage institution

You do not simply walk into FMBN and collect the mortgage directly.

Instead, applications are processed through a licensed and FMBN-accredited Primary Mortgage Bank or mortgage loan originator, which assesses the application and forwards it to FMBN where applicable.

3. Obtain the mortgage application form

The accredited mortgage institution will provide the appropriate application form and explain the documents required for your particular application.

4. Prepare your documents

Depending on the purpose of the loan, you may need:

Completed mortgage application form

Evidence of NHF contributions

Proof of income

Recent payslips or other income records

Property title documents

Property valuation report

Bill of quantities for construction projects

Relevant employment and tax documents

Other legal documents requested by the mortgage institution

The exact requirements may differ depending on whether you are buying, building or renovating a property.

5. Submit your application

Submit the completed application and supporting documents to the accredited mortgage institution.

The institution will assess your income, repayment capacity, property and documentation before forwarding the application to FMBN where required.

6. Property and legal verification

The proposed property will undergo valuation and legal checks.

The property must provide adequate security for the loan and comply with relevant planning and legal requirements.

7. Approval and disbursement

Once all requirements are satisfied and the loan is approved, the funds are disbursed through the mortgage institution for the approved housing purpose.

Buy a residential property

Build a house

Improve an existing home

Renovate an existing home

How can you check your NHF contributions?

FMBN provides digital channels through which contributors can access information about their NHF accounts. Contributors can also use FMBN’s online registration and account services.

Beware of fraudsters

Applicants should be cautious of anyone claiming they can “secure” an FMBN or NHF loan in exchange for money.

FMBN has warned about fraudsters posing as NHF facilitation officers. Applicants should deal only with FMBN and its accredited mortgage institutions and verify any payment request before proceeding.
