INVESTMENT MIGRATION SHIFT: DUBAI EASES VISA RULES FOR SINGLE-PROPERTY BUYERS

Dubai has updated its residency visa rules for property investors, eliminating the previous minimum investment requirement for individuals buying a single property in the emirate.

According to reports, the Dubai Land Department has introduced a new framework that allows full property owners to obtain a renewable two-year residency visa, regardless of how much their property is worth.

Before now, investors needed to spend at least AED 750,000 to qualify, a condition that excluded many middle-income and first-time buyers from the visa scheme.

With the new policy, more foreign investors are expected to gain easier access to Dubai’s real estate market, especially those purchasing lower-cost properties.

Authorities say the adjustment is aimed at strengthening the property sector and maintaining Dubai’s status as a leading global investment destination.

However, the relaxed rule applies only to sole ownership. For jointly owned properties, each co-owner must still meet a minimum investment requirement to qualify for residency benefits, preventing misuse through shared low-value investments.

The reform is part of broader efforts by Dubai to keep attracting international investors despite global economic pressures and regional uncertainties.

While the standard investor visa has been made more accessible, long-term residency programs tied to higher-value property investments remain unchanged and continue to require significant capital.

Industry analysts believe the move could boost demand in the mid-range housing segment, attract new categories of buyers, and further enhance Dubai’s competitiveness in the global property market.

A real estate expert noted that while solo investors can now enter with more flexibility, the revised rules for co-ownership are designed to prevent manipulation of the system, while still encouraging genuine long-term investment in the sector.
